What Actually Makes Up Your Monthly Payment?

7% rate → $7/mo per $1,000
At ~6% market rate, a 30-year fixed mortgage on these loan amounts runs approximately:

Every $10,000 in loan amount = roughly $60/month difference in P&I payment.

The Property Type Trap

Same loan. Same rate. Same mortgage insurance. The condo saves $50 on taxes and $50 on insurance — but the $300 HOA costs $200/month more than the SFR.

That extra $200/month could support roughly $30,000 more in loan amount on the SFR. The same monthly budget that covers the condo payment could finance a noticeably higher-priced single-family home. Property type isn't just about price. It's about the full monthly picture.
Bonus Lever
Temporary Buydown — Lower Payment Up Front, Full Rate Later
Outside the six variables, there is one more tool. A temporary buydown uses seller-paid funds at closing to reduce the buyer's rate for the first one to two years. Using the same $300,000 loan at a 6% note rate ($1,800/mo P&I):

Full note rate
The seller funds the buydown at closing — typically around $6,700 on this scenario. That delivers ~$370/month in payment relief during Year 1. To get that same $370/month savings through a price reduction alone would require dropping the price by roughly $62,000. Same seller dollars. Very different result for the buyer.

Down Payment
More down = smaller loan + lower or eliminated mortgage insurance. The right amount depends on reserves, closing costs, and monthly payment goals.

Every $100/month in HOA is equivalent to roughly $15,000 in loan amount at current rates. Property selection is affordability strategy.

Seller Concessions
Seller-paid concessions can fund a temporary buydown, cover closing costs, or reduce out-of-pocket cash. Almost always worth more to the buyer than an equal price reduction.
